   How much do you charge per square foot?
Cost per square foot is a marketing ploy used by some builders in their ads that can sometimes cause confusion in the marketplace. Also, builder’s who advertise cost per square foot often use sub-par (or “builder’s grade”) materials. Cost per square foot varies drastically on options and features, so don't be fooled by generic and meaningless numbers.   How much will land add to the cost of my new custom home?
Land costs can vary drastically by geography and proximity to areas of attraction such as near or in a city, on the lake front, or in a private golf course community. The old Real Estate adage “Location, location, location!” certainly is true. Renner Homes can assist you in obtaining the ideal lot for your new custom home.
  
  Are there additional building costs associated with my land?
Yes, there are common improvement costs for land preparation, grading, well, septic, and gravel drive for rural or acreage properties or grading, water line, sewer, gas, and driveway for subdivision or city lots. Renner Homes will account for these costs and we will thoroughly review these costs with you to help ensure there are no surprises.
   
  Can I customize the floor plan?
Well, sure—if you have a floor plan in mind, let us know and we can start from there. Renner Homes is a custom builder and we normally do not begin the process with a floor plan. Unlike other so called “custom builders” that start with a plan and allow you to customize it, Renner Homes starts from scratch with you and your family’s needs and desires in mind, getting to know you and your tastes and what would make for a truly ideal custom-to-only-you home.
 
   How will I be able to customize the new home?
Customization of your new home will only have limits of your dreams and budget. Renner Homes takes into consideration your personality and style. Custom choices include floor plan, elevation, roof shingles, siding, brick work, windows, cabinetry, countertops, wall colors, faucets, and more. Renner Homes will guide you through the process and you’ll find top brand names and lots of samples to help make building your custom home a pleasant experience.
 
   After the contract is signed, can I make changes to my new home?
No problem! It is our duty to deliver the custom home you want. You should notify us of any changes you’re considering immediately as to allow the ability to deliver your changes correctly and on time. Also, we will be clear on any additional costs so there are no surprises.
 
   Do you offer financing?
While Renner Homes is not a mortgage lender, we have stable and secure financial partners that can assist in obtaining any needed financing. If financing is needed, qualifying and knowing your price range is the first step of the process.

   Can I finance my land in my home loan?
Yes, and it’s encouraged to help obtain a loan. While if you do already own your land outright it would greatly assist in obtaining any needed financing, it is by no means necessary.
 
   Can I build my new home if I have a home to sell?
Essentially, this is dependent upon your entire financial overview that our financial partners can help you determine. Most of Renner Home’s clients are able to start construction on their new custom home while having their existing home on the market. Also, it’s common to make interest only payments during the construction phase of the new custom home as to not have two full mortgage payments while your home is being built.
  
   When should I apply for a new home loan?

   Where does Renner Homes build?
Renner Homes is located and primarily builds in North Central Georgia, including all of Metropolitan Atlanta. Our quality is renowned, so if you wish to build outside of this region, contact us to see if arrangements can be made.
     
   Do you use high-quality products?
The term “builder’s grade” is not one of endearment and there’s truth behind the saying—most builders use low-end products in both the construction and the finishes of a new custom home. Part of what makes Renner Homes different is that we only use high-quality construction materials from specific reputable brands and sources.
  
  Does Renner Homes Have Insurance? References? Etc?

   Do you warrant your new custom homes?
Absolutely—and unlike most other custom home builders that pass the warranties on to oftentimes questionable third-party companies, Renner Homes warrants your new custom home directly. If any unforeseen event were to occur and a warranty request needs made, you can rest assured that a highly qualified Renner Homes professional will be at your aide with no deductible obligation from you. Although your we warrant for 12-months, many of our products manufacture's warranties go well beyond that and some warrant for a lifetime.
     
   How long will the building process take?
Because each custom home is different, there is no way to tell exactly how long a home will take to build. That being said, Renner Home’s average build time for a wood frame home is 8-12 months, which includes planning and design. Many factors can impact the building process. Renner Homes stays on schedule through excellent communication with vendors and clients and with streamlined project management processes.
  
  When does building of my high-quality custom home begin?
Ready to get started? Generally speaking, there are several requirements for project commencement:
1. Close the loan (or collect a 20% down payment from cash customers)
2. Drafting, design, and final customer approval of building plans
3. Subdivision approval (if applicable)
4. Satisfaction of local government requirements (permits)
